The main person named on the booking form is responsible for the rental payment in total and for the care of the property.
The full amount must be paid 8 weeks prior to your arrival date in our home. If the balance is not received at this time we reserve the right to cancel your booking. In these circumstances your deposit will be forfeited.
We can hold the dates for you for 5 days without a deposit.
Once the booking form has been received I will send an invoice with our contact details and payment methods, the deposit is £150/ $200 per week booked.
If you need to cancel your booking this must be done in writing or by email.
Cancellations prior to 8 weeks before your holiday would result in the loss of your deposit. Under 8 weeks the total amount, this is why you must ensure you have adequate travel insurance that covers accommodation.
If the dates can be resold then a refund of your rental less the deposit would be offered.
3. Force Majeure
The owners of these properties will not be liable for loss or delay occasioned by strikes, riots, political unrest, war or threat of war, hostilities, terrorist activity, industrial disputes, fire, floods, hurricanes, technical or weather problems to transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owners control.
4. Security Deposit
A security deposit is added to your final balance of £150 / $250 which is fully refundable within 1 month after your departure providing our Management Company do not report any excessive cleaning costs or damage to our home (except general wear & tear). If you arrive to find anything broken or break anything please report it directly to our Management Company.
If you check out late and the cleaner has to make a return trip there is a £30 / $50 charge taken from your security deposit.
5. No Smoking & No Pets
Our homes are non-smoking and no pets are allowed under any circumstances.
If discovered on either points you would be asked to leave our home.
If any extra cleaning is needed on fabrics, carpets or furniture from tobacco smoke or animals the cost will be deducted from your security deposit.
6. Party Size
Only persons stated on the booking form are allowed to stay in the property and this must not exceed the licensed amount.
We legally have to obtain lists of guests staying in each property to comply with Fire Regulations.
The owners accept no responsibility for personal injury, accidents, death, loss or damage to personal belongings. All use of equipment, pool and spa are at the user's risk. Children should be supervised at all times.
If there should be a fault with the pool heater we will try our upmost to resolve this as quickly as possible. We would refund pool heat charges for the amount of days lost, no other compensation may be claimed.
Please ensure you have adequate holiday insurance to cover holiday cancellation, including cover for accommodation rental.
9. Arrivals & Departures
The property will be available to you by 4pm on the day of your arrival. It must be vacated by 10am on the day of departure.
You must not enter before this time and leave luggage or belongings.
10. Use of Safe
The use of our safe is entirely at your own risk, there is no guarantee of the security of this safe and we are not liable for any losses incurred.
If it fails to open there is a procedure to follow to retrieve any valuables, this is detailed in the information pack sent before your arrival. We can not be held responsible for any additional cost or delay incurred in retrieving your items.
11. Items left for your use
We do leave items for your use, highchair, travel cot, beach deckchairs & cool boxes. Please do check the safety of these items before using them. We always check them ourselves but the guests before you may have damaged them in some way and not reported it.
Some guests do leave equipment such as pushchairs, car seats etc which we don't normally leave and have no control over, so again please check these yourself before they are used. We can't be held responsible for any missing or broken piece of equipment. When informed something is missing from our included list we would always replace it asap.

We book from any day of the week, we do accept under 7 nights but a cleaning fee will be added.
